180 Key AC Hotel

This project was a ground-up project featuring 180 luxurious hotel keys. This expansive development includes a Type IA Podium on the first level and five additional floors constructed using Type IIIA materials, complemented by a full suite of amenities including a swimming pool. Throughout construction and close-out phases, we provided expert services, ensuring meticulous oversight and coordination. Our team managed the timely installation of permanent utilities and oversaw all IT installations, including state-of-the-art in-room Wi-Fi and entertainment systems. We also handled the procurement, delivery, and installation of finish materials, FF&E, case goods, soft goods, and appliances. We delivered detailed weekly reports to inform all stakeholders of work progress, budget status, upcoming plans, and critical concerns.

125 Key All Suites Hotel

This project was the ground-up construction of a 125-key all-suites hotel, featuring an extended-stay layout with a Type IA Podium on the first level and five floors of wood frame construction above, including a pool and full amenities. Adjacent to the hotel, a detached two-level Type IA parking garage with 384 stalls was also developed. From the initial planning and design to the Certificate of Occupancy (CofO), our team provided expert services, ensuring seamless project execution. We coordinated utility design and installation with government and private providers. We managed the procurement of finished materials, FF&E, case goods, soft goods, and appliances. Despite challenges from neighborhood councils, our team successfully navigated the entitlement process, demonstrating our commitment to delivering projects that meet community standards and client expectations.

6,000 sqFt Home

Desai & Associates, Inc., a renowned luxury home builder, expertly managed the repair and remodel of this previously condemned single-family home. Stepping in at the rough framing stage after previous contractors failed to perform, we navigated complex zoning challenges and a stop work order issued due to non-compliance with FAR (Floor Area Ratio) regulations. Our skilled team engaged proactively with inspectors to resolve ambiguities regarding whether the project was a remodel or new construction, ultimately securing the necessary permits. Despite the owner’s initial selection of unqualified subcontractors, we coordinated a successful project closeout, obtaining the Certificate of Occupancy (CofO) within just ten months. Our proactive management included identifying and rectifying violations before inspections, and notably, we managed to stay under budget from the rough framing phase through to the CofO.

108 Key Hotel

Our comprehensive Owner’s Authorized Representative (OAR) services were pivotal during the planning, design, and entitlement phases. We skillfully represented the project at all necessary government agency meetings, including city council reviews, ensuring every detail—from the hotel’s flag affiliation to exterior color choices and landscaping—was approved without compromise. Our proactive approach and meticulous attention to detail resulted in the successful obtainment of all required entitlements, proving our ability to manage and deliver projects that meet both budgetary constraints and rigorous quality standards.

72 Unit Luxury Apartments (In Construction)

Desai & Associates, Inc., renowned for constructing luxury apartments, is currently working on this project featuring two subterranean parking levels and dual rooftop decks with iconic views of the Hollywood Sign. Our expert team successfully resecured critical entitlements from the City of Los Angeles, originally jeopardized by previous ownership’s inactivity. We expedited the removal of an on-site utility pole and seamlessly managed the relocation of overhead utilities, ensuring no delays in the construction timeline. Innovatively, we added an additional rooftop deck and pool during the foundational phase and skillfully negotiated the installation of all structural and MEP components in rough framing without causing any project delays. Our vigilant management defended ownership against millions in unfounded change orders and rectified an $800,000 overpayment discovered despite third-party cost oversight. Additionally, we overcame industry-wide Covid delays, securing the early delivery of all switchgear equipment by four months, demonstrating our commitment to efficiency and excellence in every aspect of luxury apartment construction.

 

21 Unit Beachfront Apartment - (Entitlements Procured, Currently Seeking Funding)

Desai & Associates, Inc. demonstrates unmatched expertise in navigating intricate entitlement processes, as exemplified by this successful historic apartment gut remodel in Santa Monica. The project, featuring a raised foundation and three levels of wood framing, required adept negotiation and strategic planning. We secured a De Minimis Waiver from the California Coastal Commission, streamlining the approval process by eliminating the need for an extended review. Our effective negotiations with Santa Monica Rent Control and Building & Safety resulted in a Means & Methods plan that allowed construction to proceed without the need for permanent tenant relocation. Additionally, we successfully extended the plan check duration while facilitating the owner’s search for construction financing. We also obtained approval from the local electric utility for a pole-mounted 3-phase service, tailored to include EV chargers and five parking lifts, without the necessity of an onsite transformer.

76 Key Private Brand Hotel

This project consisted of a comprehensive gut renovation of a 76-key, 2-level wood frame hotel. This transformation included full OAR and CM services, surface parking enhancements, and a revitalized pool area, all expertly coordinated to meet stringent schedules. Notably, the same ownership previously engaged our services for the Comfort Inn’s PIP renovation in 2015, underscoring their continued confidence in our capabilities. For the latest project, we managed significant cost savings by directly importing finished materials and case goods from overseas. Our involvement didn’t just stop at construction; we also successfully managed the startup of the hotel, ensuring a seamless transition to operations.
